Aseer is stepping into the spotlight with the official launch of AlWadi, the region’s first modern lifestyle community — and it’s bringing a lot more than scenic mountain views to the table. Announced by Prince Turki bin Talal bin Abdulaziz, Governor of Aseer and Chairman of ARDARA, the project was unveiled during the Aseer Investment Forum at King Khalid University in Abha.
AlWadi is the flagship development from ARDARA, a real estate development company fully owned by the Public Investment Fund (PIF). AlWadi is being positioned as a fully integrated community blending upscale living with hospitality, retail, and recreation.
What to expect
Phase one includes a five-star Waldorf Astoria hotel (180 rooms), a four-star hotel (245 rooms), luxury branded apartments and villas, and 62 high-end residences. Add to that 4,500 square meters of premium retail, walking and cycling paths, and eco-friendly mobility options, and you’re looking at a development that’s less gated community and more next-generation neighborhood.
In a statement, ARDARA Managing Director Naif bin Saleh Al-Hamdan described AlWadi as “a one-of-a-kind investment opportunity in Aseer,” offering a chance to own exclusive waterfront properties within a vibrant, Saudi-heritage-inspired community.
Big names, bigger ambitions
To make it happen, ARDARA has signed a letter of intent with Hilton to bring the Waldorf Astoria brand to the destination. Meanwhile, a separate MoU with Sumou Holding will guide future phases of the project, focusing on mixed-use communities that blend residential, hospitality, and entertainment spaces — all aligned with the National Tourism Strategy and Saudi Vision 2030.
There’s also a SAR1 billion investment fund in play. A new MoU with SEDCO Capital will support urban development in Abha, integrating hotels, homes, and leisure offerings to boost Aseer’s appeal as a year-round destination.
ARDARA has signed a collaboration agreement with Southern Province Cement Company to use green cement, promote eco-building practices, and support regional greening efforts.
